What is floor screeding?

Floor screeding is the process of applying a layer of sharp sand and cement over a base floor. Floor screeding is used to level floors and protect and conceal pipes, heating systems, and other underfloor systems. It works to provide a robust and durable foundation for the top layer of your flooring. We can install solid or liquid floor screeding to suit your requirements. We have years of experience in floor screeding and have access to additional installers and pumps should we require them.

What types of screed flooring are there?

Your environment will dictate the type of floor screed you have applied as certain types of screed cannot be applied to some floors or in some environments. Here at Hickey Ltd, we can advise on the best type of floor screed for your requirements however, here are the three main types of floor screed that can be applied…

  • Bonded Screed Flooring

Applied directly to the concrete base, bonded screed flooring is ‘bonded’ to the base using a bonding agent. It is often applied on flooring in industrial settings where heavy loads and high footfall will be present.

  • Unbonded Screed Flooring

Unbonded screed flooring is usually applied on top of a damp-proof membrane. Unlike bonded screed flooring, unbonded is installed on top of concrete, but not stuck using an adhesive. This means that the likelihood of settlement and shrinkage is reduced.

  • Floating Screed Flooring

If your property has underfloor heating, floating screed flooring will typically be applied. As it provides a thicker layer than other types of floor screed, floating screed flooring can also be used when additional acoustic or thermal insulation is needed.

If you’re not sure which type of floor screed you require, please don’t hesitate to get in touch with the experts at Hickey Ltd today. We’re happy to help and can provide trusted recommendations.

How is floor screeding applied?

At Hickey Ltd, we apply floor screeding using a trusted process. We adhere to several key steps to ensure smooth, level and long-lasting results. Here’s how floor screeding is applied…

  1.  Surface Preparation

Before applying floor screeding, we will thoroughly clean and prepare the subfloor to remove any debris, dust, or loose material leaving a clean and stable base. If required, we may apply a primer to enhance the bond between the subfloor and the screed.

  • Mixing the Screed Material

Floor screed typically comprises a mixture of cement, sand and water. Depending on the type of screed that we are applying, we will alter the ratios of each until we achieve the desired consistency. For liquid floor screeds, we may add additional additives.

  • Pouring the Screed

If we are applying a liquid screed, this will be poured directly onto the prepared subfloor. Liquid screed comes with self-levelling properties which means that the screed will settle and flow across the surface itself. For solid screeds, we will manually spread and level the screed across the floor.

  •  Levelling and Smoothing

Once floor screed has been applied, we will level and smooth the surface to achieve a uniform and clean finish. Using quality tools such as straight edges and trowels, we are able to eliminate any irregularities to leave a flat, even surface.

  •  Curing Period

Once applied, the screed will need to undergo a curing period where it will harden and gain strength. The curing time of floor screeding will vary. We recommend that it should be left at least 24 – 48 hours before it is walked on. For heavier traffic, we recommend leaving it to dry for at least 5 – 7 days.

  • Finishing Touches

Once the curing period has passed, we will be able to address any necessary finishing touches. Finishing touches may include minor repairs such as addressing surface imperfections or any small issues that may have developed during the curing process.

  •  Final Surface Preparation

Before approving your screed flooring for the next stage of installation, we will thoroughly inspect and prepare your screed surface. We will remove any dust or debris and will ensure optimal conditions for your chosen floor finish to be applied.

Our Floor Screeding Case Study

Between March and November 2022 we installed over 6,500m2 of unbonded screed to a new Hotel in London’s Mayfair. A traditional sand and cement screed was installed, with a Mapie additive to aid drying times. All the materials were pumped up from the ground floor, as the logistics made using ready-mix an impossibility. A big thank you to our material supplier, MP Moran and Sons, for the ‘just-in-time sand bags deliveries here. All screeds were laid over an 8mm regupol sound matt, and installed with a maximum 1mm tolerance, to allow for furniture and door sets.
